This is money lent to the builder to build the spec. Commercial / construction money for your build — not a buyer’s purchase loan, not a VA / FHA / conventional estimate a shopper runs in Nidify.
We do not originate that loan. Nestablish is not a lender. Builder Growth Solutions is not a lender. Nidify® is not a lender. We do not invent a program name or a rate. If a loan happens, it is with a licensed lender of the builder’s choice.

Need to sell your specs?
Finished specs you already have listed still need to sell. We help on that side — the house that is built, sitting, and on the market. That is not the same job as financing the next spec start. Both are on this page.

This is not the buyer spec tool
If a buyer wants an estimate on a finished home, that is Nidify on nidifyapp.com. If you need construction money to build a spec, or help selling specs you already listed, use the form on this page.

- Claim Nestablish or BGS funds the house.
- Pretend a consumer Nidify QR is spec construction financing.
